LEASE QUALIFICATION REQUIREMENTS

Attached please find your rental application along with our residency criteria. All you need to do is fill out your application (please use ink) and return it to us either in person or in the mail.

We investigate the following:

(1) Resident History. We verify your present and past residence, the length of time of residency, the record of your rental payments, the condition of the apartment upon your vacating, noise complaints, any other complaints, written notice given, and the rental amount.

(2) Employment / Income Reference. We verify your employment, name of the employer, length of employment, satisfactory or unsatisfactory performance, if a layoff is anticipated within 90 days, and gross salary. Occupants applying must have a verifiable income which is equal to three (3) times the rent per month.

(3) Credit Report. There is a full credit report prepared. We do not expect perfect credit. If your income is borderline in qualifying, we will also look at your outstanding balances. We will also check your credit for prior residences and compare the addresses to those you have given us. We look to make sure there are no judgments to landlords on your credit.

(4) Criminal Background. We investigate your background for any criminal activity.

There is a nonrefundable application fee of $45 per resident over the age of 18.  We will do our best to work with you to determine if you are pre-qualified before requiring a processing fee; however, your application may be turned down if additional information is uncovered during the formal investigation.  It is imperative that you complete the application thoroughly with full legal name(s), telephone numbers, account numbers, etc. (to help process the application quickly and easily). If you foresee a problem, please discuss it with us since the application fee is non-refundable once the application is faxed to our reporting company.

Any false or omitted information submitted on the application will constitute grounds for rejection of your application. We reserve the right to reject an application for any reason other than race, color, creed, sex, religion, handicap, familial status, place of nature, origin, or age.

*Each property may have qualification standards and/or minimum requirements for residency that apply in addition to the above listed information.  If you have any questions regarding a property's individual requirements, contact Hennen Properties directly and someone will be able to assist you with that information.

The following application may be submitted electronically; however, we prefer that the form be printed out and submitted along with the required application fee.  The application fee must be received prior to processing of the application.
